And if you take one too soon, you may lose out on offers that are actually coming your way.
The good news is, we’re in a seller’s market right now, so sellers can be very choosy about the offers that they select to take. As a seller, you have all of the control, and you can expect your house to sell for top dollar and with the most favorable terms to you. You don’t need to be afraid to counter anything that you want that will make the transaction, the terms, or the experience meet all of your expectations.
Here are a few things to think about. Sellers are concerned about time-frames, inspections, and will their house appraise. As a seller, you can name your time frame. If you need more than 30 days for closing, or if you need to stay in your home longer than 30 days after closing, you can choose those dates.
Inspections normally happen within the first 10 days. But in this market, buyers are shortening that time, or they are waiving their inspections completely to get the house they want. So, with top-dollar pricing comes the worry of, will my house appraise for that price? Buyers are offering up thousands of dollars to cover the gap between the appraisal price and the sale price.
